Sarah Curtis

Director, Development Services, Rettie & Co | Former Co-Head of London Residential Development, Strutt & Parker Scotland

Sarah is a senior property advisor with over 17 years’ experience spanning the full residential development lifecycle, from site acquisition and viability to branding, marketing and sales. She is passionate about placemaking, design and sustainability, and has advised on some of the most high-profile regeneration schemes in London and Edinburgh.

Her passion for property stems from a lifelong desire to rescue lost or abandoned places and breathe fresh life into them. A career in residential development has given her the opportunity to work on the restoration and reimagination of extraordinary historic buildings, as well as shaping the first foundations of entirely new communities. The very tangible, positive impact that real estate can have on people’s lives, when delivered well, remains her daily motivator.

After starting her career at Savills, Sarah went on to co-lead the London Residential Development team at Strutt & Parker (later BNP Paribas Real Estate), where she acted on more than £8bn of Prime Central London property. Her portfolio includes landmark projects such as Television Centre, The OWO, and One Kensington Gardens. Her work has ranged from super-prime townhouse conversions to multi-phase mixed-use developments in the UK and internationally.

Sarah moved back to Scotland somewhat accidentally, having come north to be with family for a few months over her first maternity leave, which happened to coincide with COVID. She and her husband now juggle his London-based job and life with their two young daughters, while embracing the adventure of being based in rural Scotland.

A big fan of jumping into cold water, Sarah has become fascinated by the physical, mental and social benefits of cold immersion, especially when paired with a sauna.

Her journey through motherhood and work has reinforced her commitment to mentoring and helping women navigate the foundational rollercoaster that is matrescence. As well as turning your world upside down in all the expected ways, from logistics and sleep to shifting priorities, she hadn’t been prepared for the deeper, more confronting shift that can occur within. The way you suddenly perceive all aspects of life differently, including your career, can feel disorienting and scary. Sarah is passionate about creating space for honest conversations, support, and reflection as women move through these seismic transitions.

She is a Chartered Surveyor (MRICS), a committed mentor, and a champion of development done right: commercially sound, community focused, and grounded in good design.
